We've received reports that some clients are receiving fraudulent phone calls and text messages mimicking CBI Bank & Trust. These are scams and are not coming from CBI Bank & Trust. * For both Home Equity Loans and Home Equity Credit Lines: Closing costs are only 99¢ for any new Home Equity Line of Credit or Home Equity Loan of $100,000 or less. Internal property
evaluations are provided at no cost to the borrower. Borrowers may incur additional cost if a certified appraisal is required or requested. Loans over $100,001 require title insurance at
borrower’s expense. Certified appraisals typically cost $425. Special only applies to new loans, refinances not eligible unless $5,000 in new money is advanced. Subject to a credit application

For Home Equity Loans: The interest rate is effective June 4, 2025 and can range from 7.30% to 9.01%, based on your loan-to-value ratio and creditworthiness. The loan term is 62 months.
Loan payment example: a $10,000 Home Equity Loan at a 7.30% interest rate for 62 months will have a 7.30% annual percentage rate (APR) and a monthly payment of $194.15. Payments
do not include amounts for taxes and insurance, if applicable, and actual payments will be greater.

For Home Equity Credit Line: The Annual Percentage Rate (APR) is effective June 4, 2025, and can range from 7.50% APR to 10.00% APR. The rate is a variable rate and will range from the Prime Rate as published in the Wall Street Journal (“Prime”) to Prime plus 2.50% based on your loan-to-value ratio and creditworthiness. As of June 4, 2025 Prime was 7.50%. The maximum APR will not exceed 21% and will not be less than 4.99%. Third party fees normally range from $.01 and $1500. Monthly payments are interest only. Payment of interest only would result in a balloon payment at the end of your loan. Loans are subject to credit approval and a minimum initial advance of $5,000. A fixed interest rate is available and will range from 8.5% to 11.00% APR, based on your loan-to-value ratio and creditworthiness. The fixed rate is effective June 4, 2025.
